An emergency repair is something that needs to be fixed quickly because it is a danger to health or safety.

For example:

  • no heating or hot water (during extreme weather)
  • total loss of power supply
  • Blocked toilet (if there is only one toilet in the property)
  • no cold, clean drinking water
  • a damaged door or window has left your home insecure.
  • a severe leak or burst pipe.
  • a leak that is affecting the electrics
  • an unsafe electrical fitting that is sparking or smoking, or bare wiring
  • Blocked drains where there is a concern for health and welfare
  • Any light not working in a hallway / stairs, toilet where the tenant is vulnerable, elderly or there is no natural light in the room (no window).

If your home needs an emergency repair, you should contact us as soon as possible by calling on 01509 634666.

The repair will be responded to within 24 hours.

No appointment will be made, but an adult will be expected to stay at the property until the emergency has been made safe.

Gas Leaks

If you smell gas inside your property, please take the following steps:

Don't

  • turn any power or light switch on or off
  • light any sort of flame within the property
  • use any appliance that could cause a spark

Do

  • open doors and windows to ventilate the property
  • turn off the gas at the mains tap. This can usually be located near the gas meter and has a handle that can be turned 90 degrees
  • leave the property and let your neighbours know
  • call the National Gas Service Number 0800 111 999
  • call our gas contractor PH Jones on 01928 249496

If you have an issue with your heating or hot water that is not an emergency, please report this by calling 01509 634666 - 24 hours a day 7 days a week.

Smoke, fumes or your smoke detector alarm sounds

If you can smell or see smoke call 999 immediately If there is no sign of smoke or fire, check whether the alarm has been set off by something else.

Electricity

Turn the mains switch on the consumer unit (fuse box) to OFF. If you have a power cut, call the emergency number 105.

Please note: Your hands should not be wet when turning off the power.

Water

Turn the mains stop tap to the right (clockwise). If you have no water supply to the property phone Severn Trent Water on 0800 783 4444

Warning - check identity cards

Before you let anyone into your home to carry out a repair, inspection or gas service, you should check they are who they say they are. All of our staff, and any contractors doing work for us, must show you their identity card.

Remember – when in doubt, keep them out.
