On April 1, 2023, the Regulator of Social Housing introduced a new set of Tenant Satisfaction Measures (TSMs) to assess how well social housing landlords are performing at providing good quality homes and services.
The measures aim to improve standards for people living in social housing by:
- letting tenants see how well their landlord is doing and enabling them to hold their landlords to account
- giving the regulator insight into which landlords might need to improve their services to tenants
We are required to submit information relating to our performance against the TSM’s to the Regulator of Social Housing on an annual basis.
There are 22 tenant satisfaction measures, split into two broad categories:
- Performance – monitoring our performance against a set of key standards. These include the number of complaints received per thousand properties and the percentage of our homes that have had a gas safety check carried out (where required)
- Tenant satisfaction - measured by a tenant perception survey carried out by an external organisation to capture how satisfied tenants are with things such as how tenants feel they are treated and communicated with by the council. It was last carried out in 2023.
Performance against these measures must be submitted to the regulator by the end of June every year and published on our website so the results are available to tenants and the public.
As part of reporting our performance, we also have to tell you:
- what action we are planning to take on any measures that require improvement
- how we spend the money that you pay in rent
- how we have taken your views into account to improve our services, information and communication
- what we pay our most senior managers and directors responsible for providing landlord services to you
